Parking

On arrival there is private parking in front of the house for 6 cars, also just above and at the rear of the front carpark there is extra parking for at least 2 cars (please note parking is at your own risk).

The House

Ground Floor

At the front entrance door there is a 150mm step into the hallway of the house, which has a natural slate floor. All floors there after throughout the house are a mixture of flat laminate wood flooring, tiled lino, and also ordinary tiled areas (except in doorways where there may be raised wooden thresholds. You will also find some steps at the rear entrance on to the patio area and also from the conservatory area, and also to the Barmouth and Harlech self-contained suites which adjoin the main house.

On the ground floor there are 2 toilets- cloakrooms, and also 1 x en-suite bathroom in each of the Barmouth and Harlech suites at ground floor level.

In the main house leading off the hallway you have a fully equipped kitchen and large dining area with a massive table and chairs, the kitchen has an electric 1100mm range with 2 x ovens and a ceramic hob, also built in microwave, American style fridge freezer and a very large built in extra fridge, and also a large water urn. There is also double sink and dishwasher, and plenty of storage cupboards with a large breakfast bar and food preparation area, and a massive bay window with a fantastic sea view.

The main house lounge has lots of seating with a large bay window with panoramic sea views and a wall mounted 65” TV, coffee table and also some nests of tables. This leads on to the main conservatory via a double room, so the main lounge and conservatory can become one room. This has lots of seating and several nests of tables. This also has panoramic sea views as well.

The main house has a utility room with shelves, also it has cupboards and a large sink with washing machine and separate dryer, and also an extra-large freestanding freezer; off the main hallway on the left there is a cloakroom which behind this has the electricity supply room – This is accessed from the cloakroom via a separate door. At the end of the hallway there is a private storeroom, this is locked and used by the owners and their staff only.

Barmouth Suite

This suite is on the ground floor and has its own private patio area and seaview, and entered separately from the main house; there are 2 small steps to enter this suite which leads to a hallway and a lounge with a 55” TV and also then to an en-suite bathroom with a shower, which then also leads to the main bedroom which has a super king size bed with a walk in wardrobe. Just off the hallway there is a private store room which is locked and only used by the cleaning staff etc.

Harlech Suite

This suite has a sea view and is entered off the main entrance hallway on your left, has a walk in cloakroom for coats, which then leads through and into the suite, there is a 150mm step at the entrance which leads to the main bedroom, which has a super king size bed, dressing table etc. This then leads to a hallway which accesses the en-suite bathroom with a shower, off the end of the hallway there is a living room with a 55” TV, sofa etc. and a small dining area with a table and chairs which also leads to a small conservatory with seating in. There is also a private sore room which is locked and only used by cleaning staff etc.

Heating

Please note all lounges have electric fires which are a log effect, and also have built in electric heating fans. Radiators are in every room which have individual controlled thermostatic valves. All bathrooms and en-suites have towel rad radiators with individual thermostatic valves.

Main House – 1st Floor

As you climb up the carpeted stairs there is a bannister on your left hand side and a quarter landing which leads you to another quarter landing 1 step from the top of the stairs, which leads to the main landing upstairs hallway. To the left of the stairs there are 2 x double carpeted bedrooms with sea views, each with an en-suite toilet and shower, wash basin and electric mirror with shaving point. If you turn right at the top of the stairs, immediately on your right is the main bathroom which has a bath with shower over, also a toilet, wash basin and electric mirror. Opposite the bathroom there is another carpeted double bedroom with a sea view, king size bed, wardrobe and dressing table and chair.

Further along the upstairs landing on the right there is a twin room with 2 x single beds. At the end of the hallway there is the master bedroom suite; this consists of a feature stone wall, a sea view, super king bed, 65” wall mounted TV, seating, coffee table and also has a large dressing table and a very large walk in wardrobe. This bedroom also has a very large en-suite bathroom, with walk in shower toilet and vanity unit sink, and electric heated mirror with shaving point and a tiled floor.

Outside

There is a very large slabbed patio area with a very large rattan table and chairs (seats 10) with a parasol and additional lounging rattan chairs and benches. Also there are 2 large parking areas along with nearly an acre of gardens to enjoy with various flower beds etc. Care must be taken at all times as surfaces can be uneven and steep; children must be supervised at all times. The garden area is all fenced off securely, and most of the ground is laid to lawn. There is extra seating in and around the outside lawns for guests to enjoy the views. There is also a BBQ stand outside which takes disposable BBQ trays which can be purchased locally.

Rubbish

Please ensure that all rubbish is put in bin liners only and tied securely, and put in the bins provided. Please note we do not recycle as our rubbish is treated as commercial and therefore is recycled after collection.

Additional information

Please ensure children are supervised at all times; mobile phone coverage is good but we also have free Wifi internet access for guests. Hand towels are supplied to all bathrooms and en-suites and also 1 x large bath towel is provided per guest. Feather down duvets and pillows are provided for all beds, which includes pillow protectors (and pillow cases) and mattress protectors (including cotton bed linen). It is imperative that all guests inform us on making a booking if they have any allergies, please refer to our t&cs at all times. Please note no pets are allowed at these premises, also no third party guests at any time.

Llanaber train station is a 3 minute walk from Mynydd Ar Mor. Also the town of Barmouth is approximately 1 mile away, where you will find many shops including a large Co-Op and an Iceland etc. for groceries. You can also get deliveries from Tesco, Morrisons and Asda, however we do ask that guests are checked in to the house prior to accepting deliveries. Please note there are 2 x travel cots and 1 x high chair provided at the premises, these are supplied free of charge for use during your stay.
